As a property owner, we don’t need to tell you that gas safety is a big deal. A regular boiler service is important for a number of different reasons – the most important being that it will help to keep you, your family, and if you’re a landlord, your tenants, out of harms way.

A boiler service must be undertaken by a registered Gas Safe engineer. The most vital part of it will be to check the Co2 and carbon monoxide levels, and to ensure that there are no leaks coming from your boiler that could put people and property at risk.

During the boiler service, your Gas Safe engineer will inspect the boiler inside and out, the pipework, the flue and any air vents for damage or wear and tear. They’ll also test the performance of the boiler and inform you of any remedial works or repairs that will enhance the boilers efficiency and longevity.

Carbon monoxide poisoning – a preventable risk

Carbon monoxide (CO) is a highly poisonous gas. It can leak into your property if any of your gas appliances, such as your boiler, haven’t been fitted properly or haven’t been adequately maintained. There are approximately 40 deaths each year which occur as a result of carbon monoxide poisoning. That’s why it’s vital that you have the boiler in your home or rental property regularly serviced, as well as ensuring that your smoke detectors and carbon monoxide alarms are in good and efficient working order.

The boiler service – your legal responsibility as a landlord

Whilst you may well know that it’s your responsibility to ensure that you’ve got an up to date Gas Safety Certificate in place for your rental properties, what about the general maintenance and repair of the boiler? Where does the responsibility lie? The answer is with you.

Under the Landlord and Tenant Act 1985, you’re legally responsible as a landlord for the maintenance and repair of the boiler in any property that you let. This responsibility includes the requirement to have any boilers serviced annually.
