Gas Safety Certificate
There are many checks, safety tests and risk assessments that you’ll be required to organise and undertake whether you’re a homeowner or a landlord. Ensuring that you’ve got a valid Gas Safety Certificate is the oldest and most important of them all.

What is a Gas Safety Certificate?
Also known as a Gas Safety Record or the CP12, a Gas Safety Certificate is a document you will be given after a Gas Safe engineer has visited your property to perform the annual inspection.
Gas Safety – your duty as a landlord
Gas appliances that are badly maintained or in need of repair can be extremely dangerous. Sometimes, they can be lethal, posing a risk of explosions, fires and carbon monoxide poisoning.
As a landlord, under the Gas Safety (Installation and Use) Regulations 1998 (GSIUR), you’re required to ensure that a Gas Safety Check is carried out on not only the gas installation but on each and every one of the gas appliances in the property or properties that you intend to let to tenants.
These checks must be carried out every year, and the engineer who carries out the work must be a registered Gas Safe engineer.
Anything from boiler safety recommendations and boiler services, to any repair work required, must then be recorded in your Landlord Gas Safety Record, which will be provided to you by your Gas Safe engineer.
Once your property is let, you’ll then need to provide a copy of this to your tenants.
The Landlord Gas Safety Record
Your Landlord Gas Safety Record covers a wealth of information relating gas safety in your property – take a look.
- The date of the gas safety checks.
- Information about each appliance or flue that was checked and where each one is located.
- The address of the property in which the gas safety checks took place.
- Your details or the details of the agent you use to manage your property.
- The name, signature, and registration number of the Gas Safe engineer.
- Notes of any actions that need to be taken and any defects relating to the flues or appliances.
- The results of the gas safety checks.

Your Landlord Gas Safety Record – putting your tenants in the know
Once you’ve been provided with your Landlord Gas Safety Record by your Gas Safe engineer, you’ll need to provide a copy to your tenants within 28 days. Alternatively at the start of the tenancy if your tenants are new.
If you’re letting your property for less than 28 days, you’ll still need to ensure that the necessary gas safety checks have been completed. You’ll also need to make sure that your gas safety record is visible in the property for your tenants to see.
Gas safety – setting good landlord standards
Whilst there are of course a number of legal requirements you’ll need to adhere to when it comes to gas safety, there are some additional things you can do to make sure that your property and your tenants are as safe as houses.
Whilst you’re not responsible for any gas appliances that your tenants own and use, it might be worth asking if they’d like them to be checked for safety.
You could also consider asking your Gas Safe engineer to check the gas pipework at your property – as far as that’s possible. Although this isn’t covered by the Gas Safety Check, it’s definitely worth going the extra mile to set standards that make you stand out.
